**About Us:**

AECOM plays a critical role in the conceptualisation and creation of amazing spaces, delivering projects and buildings that define skylines and communities. AECOM Buildings & Places is made up of dedicated teams delivering projects in Commercial, Residential, Hospitality, Sports Venues, Work Places, Education, Government and Healthcare. Within the Commercial Cost Management team sits the specialist Transaction Advisory (TA) team.

We are a friendly, busy and motivated team with an established track record of successfully delivering monitoring on large scale projects with very good client relationships.

In the last five years, our dedicated Dublin based TA team has provided project monitoring services for multiple stakeholders across a large number of developments. This includes 3,000 residential units under construction, 8,500 residential units as part of masterplanning and led the technical due diligence on the acquisition of 1,000 units.

We are also working on 1,000+ student accommodation bed spaces, a large commercial offices scheme in the city centre, hotels, nursing homes, shopping centres and mixed-use developments. Most of which are all based in Dublin.

We work on multiple large projects simultaneously and have a number of large upcoming investment projects in Dublin for international investors running from January until between 2022-2024 amongst many other pipeline investment projects in the city.

**About Our Team:**

The project monitoring team is a specialist cost management team embedded within the wider Dublin & AECOM cost management (QS) teams. We are dedicated to and specialise in Project Monitoring developments for banks and investors as well as pre-acquisition technical due diligence, funder & transaction advisory services and often work with other parts of the AECOM organisation such as structural engineers and building surveyors as part of this Due Diligence work.

**Job Responsibilities:**

This role involves a cost management position on the team. Responsibilities will include preparing initial reports on developments, presenting them to funders and liaising with developers on your findings. Initial reports are an assessment of a development proposal in its entirety from budgets, cashflows, design team, works proposal, procurement approaches, the suitability of teams, contractual arrangements, risks, WIP etc.

Monthly reports to support drawdown requests for the banks or funders. Liaising with clients, supporting the team lead in order to develop new business and maintain high client satisfaction on existing roles. Regular site visits on all projects, meeting client reporting requirements, attending project meetings as appropriate, assessing developer documentation and putting agreed protocols in place to assist effective monitoring of a scheme, agreeing valuations with developers, full project monitoring on forward funding schemes and liaising with internal technical teams for TDD.

The applicant will be expected to both manage and deliver monitoring projects independently and in conjunction with other members of the team.

The role primarily involves the typical project monitoring aspects undertaken by the team but you may also need to be involved in the Technical Due Diligence work, Pre-acquisition assessments forming part of a technical team on forward funding/purchase monitoring roles, supporting development assessments, masterplanning schemes, working with public entities, international investors, and supporting the business development activities of the Team.

**Minimum Requirements**

* Degree Qualified – BSc or MSc – in Quantity Surveying / Cost Management or appropriate conversion course

* Proven experience in a consulting environment providing Cost Management services but in particular funder advisory or bank monitoring service would be preferred

* Excellent numeracy, verbal and written communication skills.

* Willingness to challenge in a positive and engaging manner.

* Ability to work under own initiative where appropriate working closely with the team lead, funders & developers and design teams.

**Preferred Qualifications**

* Professionally Qualified – ideally Chartered Quantity Surveying Status with the SCSi / RICS, CIOB or other equivalent institution but not a minimum requirement.

* A clear work history and proof of professional development and learning

* Experience in preparing bid submissions.

* Prior line-management experience or mentoring

* Experience of client-facing & developer liaison roles
